David Hanchet offers two main types of pre-purchase surveys on residential property (houses and flats).
1. Mortgage Valuation
A limited inspection of the property to determine its suitability
for mortgage purposes, carried out on behalf of the Bank or Building Society
lending the money. This is not a survey of the condition of the property
although the surveyor will note any obvious defects and may recommend
specialist reports and a retention on the amount lent. The purchaser should
never rely on this valuation which is a “tick the box” exercise. A mortgage
valuation can be provided subject to instruction by the Bank/Building Society.
I can normally carry out the inspection within 2 days of instruction.
2. Building Condition Survey (Structural Survey)
This survey is considered more suitable for older buildings and comprises a
detailed survey of the building by myself followed by a comprehensive report.
I consider this to be of value to you, the purchaser, in providing you with
enough information for you to make an informed decision on whether to
proceed and if necessary negotiate the price. The ‘Conclusion’ includes a
detailed list of defects, both minor and major, requiring attention, and
recommended improvements. The report provides you with a reference on the
condition of the building and can form the basis of a record of the condition of
the building which can be of great assistance on the resale of the property.
